If you are planning to buy a condominium, it is a good idea to look for amenities you may want or need before signing the purchase contract. It is important to look for the under mentioned amenities in the condominium that you are planning to buy.
Security
Some condominiums have little or no security while others have a security guard or guards on the site. Security features to look out for include closed circuit TV, extra lighting, doors that require security cards or password to open, and alarm systems. Please take note that the more security features a condominium has, the higher the monthly maintenance fee will be.
Parking Space
Some condominiums have parking space for only 1 car, while others have 2 parking spaces, which are suitable for families with 2 cars. Check to see if there are parking spaces for visitors and guests.
Laundry Facilities
Small condominiums usually don’t have laundry facilities, but many do. If they don’t, check to see if there are any Laundromats nearby, and if it is worth the hassle to do your laundry outside your condominium.
Natural Light
Condominiums that face the west or south have more natural sunlight than those that face north or east. Visit the condominium you are planning to buy on cloudy days and on sunny days to see if there is considerable sunlight inside the condominium.
Neighboring Structures
Open the drapes and curtains and look out all the condominium windows to check if the scenery is good or not.
Windows
Some buildings that have centralized heating or cooling may have windows that cannot be opened. Check out all the condominium windows and see if they can be opened to let in fresh air.
Balconies or Terraces
Balconies are convenient for people who want to go outside their condominium unit to get fresh air, without having to go outside the condominium building. Some condominiums have a yard space assigned to each condominium owner. If you are interested in planting flowers or keeping a small garden, then this is an essential amenity.
Pet Ownership
If you have pets, or are planning to acquire one, check the rules and regulations if the condominium association allows its condominium owners to own pets.
Please take note that the more facilities the condominium offers, the higher the monthly maintenance fees will be. Ideally, you should look for a condominium which only has the amenities you need, in order to save on the monthly maintenance fees.
